Years of experience has taught us the best way to price remodeling work is the method known as “cost plus.” We believe this is the best pricing model and here’s why: If you get a “turnkey price” from a contractor, it may give you some piece of mind, but with it comes a large add-on to cover the possible “unforseen costs that may materialize. This pricing model ensures from the beginning an adversarial relationship, because the temptation to “cut corners” and to put as little money into the job possible can become the contractor’s goal as they pursue extra profit.

 

It is our goal to form a partnership with out customers in which we work together with them to accomplish their goals. We need to pay our worker’s fairly for their work in order to maintain the relationship of trust that has worked so well for everyone over the years. We need to pay ourselves and cover our overhead. But, by the same token, you should not pay more than you need to. We feel that our "cost plus" system leads to a fair outcome where you pay exactly what your what your project costs, but not a penny more.


Cost Plus is really simple. Here is how it works.

At regular intervals (every 2 to 4 weeks) during the project you receive a computer printout of the costs of your project. This is just a list of the checks written to suppliers and workers for materials and labor used on your house. Eighteen percent (slightly below industry standards) is added to cover our overhead costs and that’s it. We are not charging for unforeseen things which may or may not come up.
